This writ petition is filed seeking to declare the action of respondent No.2 in not disposing of the appeal filed under Section 15(1) of the Telangana Bhu Bharati (Records of Rights in Land) Act, 2025 (for short ‘Act 2025’) against the order passed by respondent No.4 confirming the mutation proceedings in respect of the property admeasuring Acs.3-23 guntas in Survey guntas in Survey
and Ac.0-05 guntas in Survey
, situated at Ramannapet Village and Mandal, Yadadri-Bhuvanagiri District, as being illegal, arbitrary and unconstitutional.
2. Heard Mr. Suresh Shiv Sagar, learned counsel for the petitioners; Mr. L.Ravinder, learned Assistant Government Pleader for Revenue, appearing for respondents No.1 to 4; and perused the material on record.

The grievance of the petitioners is that the mother of petitioner No.1 (respondent No.5 herein) has obtained mutation proceedings in respect of the subject land from respondent No.4 by playing fraud and without disclosing the will deed dated 21.04.2015 executed by the original owner/pattedar by name Mr. Gutty Muthyalu (the father of petitioner No.1 and husband of respondent No.5). Mr. Gutty Muthyalu died on 24.05.2024 leaving behind petitioner No.1, respondent No.5 and others; petitioners No.2 to 4 are sons of petitioner No.1. Learned counsel for the petitioners submitted that suit in O.S. No.820 of 2025 was filed before the learned III Additional District Judge, Ranga Reddy District, for partition and separate possession in respect of the subject land and the same is pending. Subsequently, appeal has been filed by the petitioners under Section 15(1) of the Act 2025 before respondent No.2 challenging the succession/ mutation sanctioned in favour of respondent No.5 in respect of the subject land. Learned counsel submitted that the appeal has been filed on 03.03.2026 and so far, no orders have been passed in the said appeal. As there is delay on the part of the respondent authorities in disposing of the appeal filed by the petitioners, they are constrained to approach this Court.
4. Learned Assistant Government Pleader for Revenue submitted that the appeal filed by the petitioners will be disposed of as expeditiously as possible in accordance with law.

Recording the aforesaid submission, without expressing any opinion on merits, this writ petition is disposed of directing respondent No.2 to dispose of the appeal filed by the petitioners under Section 15(1) of the Act 2025 challenging the order passed by respondent No.4 confirming the mutation proceedings in respect of the property admeasuring Acs.3-23 guntas in Survey , Ac.0-11 guntas in Survey
and Ac.0-05 guntas in Survey
, situated at Ramannapet Village and Mandal, Yadadri-Bhuvanagiri District, by issuing notice to the petitioners, to respondent No.5 and to all other concerned/interested persons/parties in O.S No.820 of 2025, as expeditiously as possible in accordance with law, within a period of two (2) months from the date of receipt of a copy of this order.
6. As the order is passed without entering into the merits of the case, notice to respondent No.5 is dispensed with. However if, respondent No.5 is, in any way aggrieved by this order, she is at liberty to approach this Court seeking for modification of this order. There shall be no order as to costs.
As a sequel thereto, miscellaneous applications, if any, pending in this writ petition, stand closed.
